Nuvo Development Partners, LLC is a real estate development firm founded in 2014 in Orlando, Florida, with a focus on self-storage development. The firm’s direction stems from Mr. Cardamone’s 20+ years of developing, owning, and operating self-storage assets. His experience, from generation one through the now modern generation five storage product, gives him a solid understanding of what works in the industry, and more importantly, what doesn’t. The firm is committed to developing best-in-class self-storage facilities by locating superior locations, partnering with strong investors, and creatively delivering projects in supply-constrained markets. Nuvo has a clearly defined process for successfully developing high-quality assets as a result of the team’s versatile backgrounds and strong resumes. With our expansive broker network, Nuvo pursues opportunities all over the U.S., primarily in high-density markets on the East Coast. Most recently, Nuvo has delivered twelve operating facilities with four more under construction, and numerous other opportunities in the pipeline. In total, Mr. Cardamone and Nuvo have developed over 2.2 million square feet of self-storage.

Gary Cardamone

Gary Cardamone, Managing Partner and CEO – Gary Cardamone originally hails from Pittsburgh, Pennsylvania, but currently calls Winter Park, Florida home. Mr. Cardamone graduated from Clarion University with a degree in Economics and Computer Science. Mr. Cardamone quickly realized his potential as an entrepreneur, having a knack for relationship building, project management and feasibility analysis. Following a successful stretch in the medical devices business, he shifted his attention to the self-storage asset class, where he saw great potential in the development space. Mr. Cardamone and his brother Rich moved to Central Florida, and in 1999 became self-storage developers and owners, operating seven USA Stor-A-Way facilities. A few years later, Gary bootstrapped an electronic payments platform initially targeting the self-storage industry that today processes more than $1.5 billion for over 4,000 clients, totaling more than 1.5 million transactions. Gary Cardamone has developed, owned, and operated approximately 2,000,000 square feet of self-storage and retail space across various Florida markets, before selling the first round of developments in 2007. In 2014, Mr. Cardamone launched Nuvo Development.

Misha Townsend-Cardamone

Misha Townsend-Cardamone, President – Misha Townsend-Cardamone is from Atlanta, Georgia, and after attending Georgia State University, she attended Nursing School at Brenau University and then completed her Bachelor of Science in Nursing at the University of Southern California. She moved to Florida in 1995 and began working for Florida Hospital Waterman where she helped open the Surgery Center and worked there until 1998 when she had her first daughter. She then stayed at home with her two daughters until 2008, when she began to help Gary with bookkeeping from their home-based office. This mother of two daughters and stepmother of two daughters had better ideas for the family guest room. Securing a small office on beautiful Park Avenue was her vision; a place where ideas and hard work would lead to collaboration and success. Her insistence that the business could grow, even in the worst economic conditions, along with her financial investment, provided the spark that was needed. Soon, Misha’s bookkeeping duties were turned over. She now oversees the day-to-day operations of the company, from accounting and draw processing to facility-design standards.

Jason Canin

Jason Canin, Partner and VP of Real Estate. – Mr. Canin joined Gary Cardamone in 2014 as Partner and Vice president of Real Estate. Mr. Canin is responsible for identifying, analyzing, and negotiating the development of new properties located throughout the Northeastern and Southeastern United States. Jason earned his undergraduate degree in Economics with a minor concentration in Real Estate from Florida State University. He has varied experience in the real estate industry, primarily in the field of market research, brokerage, and development consulting. Prior to joining Nuvo, Mr. Canin was with Charles Wayne Company for 23 years. As Vice President of Charles Wayne Properties, Inc., Mr. Canin primarily focused on large scale land transactions as well as finished lot transactions servicing the home builder and developer communities within the state of Florida, exceeding $750,000,000 in real estate transactions. Mr. Canin is a member of the Association of Florida Community Developers (AFCD) and is routinely a speaker and panel member at national real estate conferences. Since joining Nuvo, Mr. Canin has sourced and negotiated, contracted, and in conjunction with the Nuvo Team, initiated development of sixteen self-storage sites that equates to approximately 1.6 million square feet.

Richard Cardamone

Richard Cardamone, Vice President of Operations. – Rich is also from Pittsburgh, Pennsylvania and graduated from Allegheny College, Meadville, Pennsylvania in 1985 with a Bachelor of Science in Economics. As Vice President of Operations, Rich is responsible for Equity Partner and Lender updates, along with managing the Nuvo accounting, finance, and development teams. His primary goal is managing the growing pipeline of self-storage development and acquisition projects through the Nuvo production process. He is directly responsible for the coordination of the asset management team, from pre-lease-up through stabilization, working closely with the third-party operating partners. From 2000 to 2007, Rich was the COO of USA Stor-A-Way, Inc. working alongside his brother Gary. Together, they developed, owned, and operated over 780,000 square feet of Class-A self-storage in Florida until they divested of the assets in 2007. Rich was instrumental in running the day-to-day operations of the development team and management team for the USA Stor-A-Way brand. On the development side, Rich implemented many design improvements that facilitated an enhanced tenant experience. He developed grass roots marketing programs, store-in-a-store retail add-ons, and continuity programs to increase customer awareness and length of stay. Prior to the self-storage industry, Rich spent 34 years as a successful, highly motivated and adaptable senior executive in the consumer products industry with Fortune 50, mid-size and high growth start-ups to include Glaxo-Smith Kline, ConAgra, Rexall-Sundown, Celsius, and Scandinavian Tobacco Group.

Kenneth P. Polsinelli

Kenneth P. Polsinelli, Chief Financial Officer – As Chief Financial Officer, Ken provides the Nuvo executive team with financial oversight, procures construction, bridge and permanent financing, and manages investor relations. He provides financial analysis of new investments and ensures compliance with the firm’s established criteria. Ken most recently served as Chief Real Estate Officer for a privately held real estate investment firm where he was a shareholder and where he led the acquisition, disposition, financing and asset management of a multi-billion-dollar real estate portfolio.

Michael Pertree

Michael Pertree, Vice President of Construction – As Vice President of Construction, Michael is responsible for all aspects of Nuvo’s Construction projects. Michael hails from Fort Payne, Alabama. He attended Auburn University and following graduation moved to Florida in 1979. Michael has been in the Commercial Construction business for over 45 years and founded Pertree Constructors in 1987, where he constructed commercial buildings and interior buildouts in the following states: Florida, Tennessee, Virginia, Texas, Rhode Island, North Carolina, and Colorado. Michael was responsible for over 1,000 projects totaling over four million square feet. Michael also partnered with Butler Manufacturing for 28 years providing pre-engineered building systems.

Zach Pinel

Zach Pinel, Financial Analyst – As Financial Analyst, Zach is involved in all financial aspects of the business. From site selection to asset disposition and everything in between, Zach ensures that Nuvo has reliable information, analysis, and smooth processes in place to deliver projects under budget with the most efficient sources of capital. Zach’s background in real estate offers another lens for new project due diligence, looking beyond the numbers at the attractiveness of new development and acquisition markets. He graduated with a finance degree from the University of Mississippi in 2018, while obtaining his real estate license and working in commercial real estate brokerage. Zach joined the Nuvo team in June 2018 and has since learned the ins and outs of the real estate development business to help manage and grow Nuvo’s pipeline and operations.

Tanya Mellen - Nuvo Development

Tonya Mellen

Tonya Mellen, Mellen Consulting, PLLC – Tonya manages planners, architects, civil engineers, as well as other third-party professionals. She handles all aspects of the projects through entitlement to construction including schedules, contracts, document control, invoice approval, and design review. Tonya graduated with a Bachelor of Civil Engineering degree from Georgia Tech. She spent a large portion of her career working in the transportation industry as a project manager and engineer of record on numerous public and private projects. She has permitted projects through multiple agencies including FDOT, Florida’s Turnpike, the Army Corps of Engineers and the cities of Orlando, Winter Park, and Winter Garden, Florida.

Gregg R. Lehrer, Gray Robinson

Gregg R. Lehrer, Gray Robinson, PA – Gregg is a Senior Partner at Gray Robinson, P.A., Orlando, Florida and serves as general counsel for Nuvo Development Partners and its affiliated entities. Gregg has over 28 years of experience as a commercial real estate attorney representing sophisticated clients in a diverse and dynamic blend of real estate transactions. Client engagements include the representation of developers, lenders, borrower, landlords and tenants in all facets of commercial real estate transactions. His experience also encompasses condominium developments, property owners’ associations and ground leases. In addition, Gregg has extensive experience in acquisitions, due diligence, and dispositions of self-storage facilities nationwide. Gregg’s 28 years of experience in commercial real estate law enables him to provide his clients with creative, expedited service and results-oriented legal representation in all phases of commercial real estate.

Andrew Terry

Andrew Terry, CPA, BGBC Partners, LLC- BGBC provides Nuvo with outsourced accounting support, as well as tax and accounting advisory services. Andrew serves as a Partner in the Business Advisory Services Practice for BGBC Partners. He focuses on financial statement reviews and compilations. Andrew received his Bachelor of Science in Accounting and Finance from Indiana University. With 16 years of public accounting experience, he is well-versed in performing reviews and compilations, agreed-upon procedures and transaction due diligence. Andrew offers several areas of expertise including tax planning and compliance for small and mid-sized corporations, partnerships, and individuals, as well as accounting and consulting services for small and mid-sized businesses, senior living facilities, and real estate companies.
