Nuvo Development CEO Gary Cardamone has assembled a team of site planners, architects, and engineers. Projects are already in the works for locations around the state of Florida. Including cities like Pittsburgh, Atlanta and Chicago. Nuvo Development is always seeking new opportunities and partnerships.


We are able to find tight spaces in cities and perfect spots near growth areas. The hard-to-do projects and desirable sites are no problem for us. We can get a feel for a property online, but we have to actually go to locations to be sure. And we travel a lot! In the end, the Nuvo Development process is dependable and successful…a situation any investor, partner or landowner should find desirable.

The Nuvo Story

Gary Cardamone is a divergent and creative entrepreneur, having a knack for relationship building, project management and feasibility analysis. After having worked in the Medical Device Industry in the late 1990’s, he took an avid interest in self-storage. In 1999, along with his brother Rich as a partner, he developed, owned, and operated over 1.0 million square feet of storage and retail property within the USA Stor-A-Way brand.

During that time, Cardamone learned every aspect of the self storage business, including acquisition of land, managing the entitlement process, securing debt, equity financing, partnership management, project budgeting, operating proforma, coordination of 3rd party development, property management, and lease up to stabilization and divestiture.

Working from behind the desk provided Gary keen insight into the needs of the customer. Managing the growth of a brand, storage platform and eventual divestiture provided Gary experience and knowledge. Gary eventually sold USA Stor-A-Way in early 2007. Due to the volatile economy in 2008, Gary thought creatively. He bootstrapped an electronic payments platform that today processes more than 1.0 billion dollars for more than 3,500 clients totaling more than 1.0 million transactions.

The firm’s direction stems from Mr. Cardamone having developed, owned and operated self-storage facilities. His experience gives him a solid understanding of what works in the industry and how to exercise a new and improved, modern approach into current self-storage development.

We work with some of the largest commercial real estate firms in the world to identify potential sites that meet our specific criteria. Each site is then put through a rigorous multi-step civil, architectural and zoning review by our team ensuring that the site meets our criteria.


We work toward reaching terms with the landowner under a Letter of Intent and then a contract. We take special care to manage this process and expectations of landowners to assure we reach entitlements for the projects prior to closing.

Identify and solve underlying issues

By devising a plan of action for each property, our team takes an aggressive approach in identifying and addressing any pre-development issues, while working with the local jurisdictions in a collaborative effort to ensure that the entitlement and plan approval process is as efficient as possible.

It all begins with a block drawing

Our goal is to maximize the net rentable square footage based on the information gathered during due diligence, including the submarket characteristics and end-user experience, which is our main focus.

With so many developments coming down the pipeline, the project needs to meet the satisfaction of the local community, the budget and end-user experience and demands.
